The one thing that slows down a commercial job here more than anything is stairs and long carries. A lot of the older units along the Boulevard have ground-level access, but the newer mixed-use buildings and office floors don't. If your junk is up a flight or two, or parked a long walk from the truck, that adds to the job — I'll flag it upfront so there are no surprises. Same goes for heavy items like old safes, concrete, or brick from a demo. Mattresses and fridges carry an extra fee too, because of disposal rules. What you don't have to worry about

Every price I quote includes the load, my labor, sweeping the space after, and the disposal fees. You're not paying a separate dump charge on top. If something can be donated — old desks in decent shape, shelving that's still usable — I'll drop it off rather than landfill it, and that's part of the same price.

There are a couple of things I won't touch: wet paint, chemicals, and anything hazardous. Those need a different kind of disposal and I don't mess with them. If that's sitting in your back room, I'll point you in the right direction.

Price it by the truck, not by the guess

Here's the simple version. A light load that fits in an eighth of the truck is $100. A quarter truck runs $150, half is $250, three-quarters is $375, and a full truck is $500.
