Estate Cleanout That Makes Sense for Cochrane Homes

If you're dealing with an estate cleanout in Cochrane, you're likely doing it for one of two reasons: a family member has passed, or you're helping someone downsize from a home they've lived in for decades. Either way, it's a heavy job — physically and emotionally. I'm TJ, and I run a small junk removal outfit here in town. I've done cleanouts all over Cochrane, from the older bungalows in the original townsite to the newer builds up in Heartland and Sunset Ridge.

This page is about what an estate cleanout actually looks like in this town, not some generic promise.

What Makes Cochrane Estate Cleanouts Different

Cochrane isn't Calgary. We have a lot of homes built in the 70s, 80s, and 90s — especially in areas like the original townsite, Glenbow, and Fireside. Those homes tend to have basements and garages that have accumulated forty years of "we'll deal with it later." I've pulled out old water heaters, scrap lumber from long-finished renovations, furniture that's been sitting since the 90s, and boxes of paperwork nobody's opened in decades.

The newer neighbourhoods — Sunset Ridge, Heartland, Riversong — tend to have bigger homes with more finished space. That means more furniture, more home gym equipment, more "we bought this at Costco in 2015 and never used it." The job is different, but the goal is the same: get the place empty so the family can move forward.

How I Handle the Job

I start with a walkthrough. I'll come to the property, see what's there, and give you a flat price — not a "per truckload" quote that changes when the truck is half full. You'll know the number before I lift a finger.

I haul everything: old couches, mattresses, appliances, yard waste, construction debris, boxes of who-knows-what. I don't pick through stuff looking for valuables. If you want to set aside items for donation or family keepsakes, do that before I arrive. Once I start loading, it all goes.

I work alone or with one other guy. No giant crews, no sales pitch, no hidden fees. I take it to the dump or the recycling centre — whatever makes sense for the load.

What It Costs and Why

Pricing depends on how much there is and what it is. A one-bedroom condo cleanout in the original townsite might run $400–$600. A full four-bedroom house in Sunset Ridge with a garage and basement full of stuff — that's more like $900–$1,500. I don't charge extra for stairs, and I don't tack on a "fuel surcharge" or any of that nonsense.

I take cash, e-transfer, or credit card. Payment is due when the job is done and you're happy.

A Few Things to Know

  • I service the entire Cochrane area — townsite, Glenbow, Fireside, Heartland, Sunset Ridge, Riversong, and the acreages just outside town.
  • I can usually schedule within a few days. If it's urgent, tell me and I'll do my best.
  • I don't rent dumpsters. I load my truck and trailer, haul it away, and you're done in one day — not a week.
  • I handle the heavy stuff. If there's an old piano, a cast-iron tub, or a shed full of treated lumber, I'll deal with it.

Frequently asked questions

Do I need to be present during the cleanout?

Not necessarily. If you trust me with a key or garage code, I can lock up when I'm done and send you photos. A lot of families in Cochrane prefer to be there to point out what to keep, but it's up to you.

What about stuff that could be donated?

I don't sort for donations. If you want to pull out items for the Cochrane Salvation Army or the Habitat for Humanity ReStore, do that before I arrive. Anything I load goes straight to disposal or recycling.

Do you handle hazardous materials like paint or old propane tanks?

I can take latex paint if it's dried out or mixed with kitty litter. Oil-based paint, propane tanks, and chemicals need to go to the Cochrane Eco Centre on Bow Valley Trail. I can point you in the right direction, but I can't take those in my truck.

How fast can you get here?

If you're in Cochrane, I can usually be there within a couple of days. For urgent cleanouts — like a pending real estate closing — I'll do my best to get you on the schedule the same week. Just ask.

What if there's a lot of stuff in the garage or shed too?

That's common here. A lot of Cochrane homes have attached garages and backyard sheds that get packed full over the years. I include those in the walkthrough and quote — nothing is extra.
