Estate Cleanout in Calgary – What You Need to Know

If you're dealing with an estate cleanout in Calgary, you're not calling because you have a little extra clutter. You're calling because a family member has passed, or you're selling a home that's been lived in for forty years, and suddenly the whole contents need to go — furniture, boxes, old appliances, the workshop in the basement, the full freezer nobody wants to open. It's a heavy job in every sense.

I'm TJ. My crew and I handle estate cleanouts all over Calgary — from the old character homes in Mount Royal and Elbow Park to the bungalows in Killarney and the townhouses up in Panorama Hills. Every Calgary neighbourhood has its own kind of estate, and we treat each one differently.

How Estate Cleanouts Work in Calgary Homes

Most Calgary estates fall into a few categories, and we see them every week.

The inner-city character home. Places in Crescent Heights, Inglewood, or Bankview — often a house that's been in the family since the 1960s. You've got a mix of solid wood furniture, decades of basement storage, and maybe an old boiler or water heater that needs hauling. These houses usually have narrow staircases and limited alley access. We bring a crew that can carry, not just roll a dolly.

The mid-century bungalow in the southwest. Think Lakeview, Palliser, or Kingsland. These homes often have developed basements with paneling, drop ceilings, and a workshop that hasn't been touched since 1985. We've cleared out everything from full woodworking shops to collections of National Geographic nobody ever threw away.

The newer suburban home. Places like McKenzie Towne, Tuscany, or Sage Hill. These tend to have more furniture, less junk, and a garage full of sporting goods and holiday decorations. The driveways are wider, so we can bring the bigger truck. But the HOA rules in some communities mean we can't leave a dumpster on-site — so we load and go same-day.

What We Take and What We Leave

We haul just about anything that isn't hazardous. Furniture, mattresses, appliances, boxes of paperwork, old electronics, carpet, scrap metal, yard waste, and general junk. We also donate anything that's still usable — we've dropped off furniture at the Women's Centre on 4th Street and the Mustard Seed in Victoria Park more times than I can count.

What we don't take: paint, chemicals, asbestos, propane tanks, or biohazard waste. If the estate has a basement full of old paint cans (common in Calgary pre-1980s homes), we'll tell you before we start so you can arrange disposal through City of Calgary hazardous waste drop-off at the Spyhill or Shepherd landfills.

Pricing – What an Estate Cleanout Costs in Calgary

I can't give you a flat rate over the phone because every estate is different. But I can tell you what factors matter.

The size of the home. A 1,200-square-foot bungalow with a full basement is different from a 900-square-foot condo in Beltline. We price by the truckload and the labour involved.

How much needs to go. A light estate — mostly furniture, some boxes — might be one or two truckloads. A full lifetime accumulation, especially in an older home with a workshop, a storage shed, and a garage, can be five or six loads.

Access. If we can back the truck right up to the garage or a walkout basement, that saves time. If we're hauling everything up a narrow stairwell from a basement suite in Hillhurst, that takes longer.

Donation sorting. If you want us to separate donatable items from trash, that adds a couple hours to the job. We're happy to do it — it keeps good stuff out of the landfill — but it's not the same as a straight load-and-haul.

Most estate cleanouts in Calgary run between $600 and $2,500. We give you the price upfront, in writing, before we start. No surprises.

Why Calgary Families Call Us

Because we show up. We've done cleanouts in Bridgeland where we had to park two blocks away and carry everything. We've done estates in Springbank Hill where the truck barely fit down the lane. We don't complain, we don't charge extra for stairs, and we don't leave a mess.

We also understand that this isn't just a job for you. It's your parents' house, or your aunt's condo, or a rental property you inherited. We move fast, but we're respectful. If there's something you want to keep, just point to it. If you're not sure, leave it and we'll set it aside.

Serving Every Corner of Calgary

We cover the whole city — downtown core, the northwest (Bowness, Montgomery, Varsity), the northeast (Marlborough, Rundle, Temple), the southeast (Douglasdale, Cranston, Seton), and the southwest (Aspen Woods, West Springs, Discovery Ridge). If you're in Calgary, we'll come to you.

Ready to get started? Call or text us at (825) 559-2766. We'll ask about the property, the amount of stuff, and the timeline. Then we'll give you a firm price and get you on the schedule. No obligation, no runaround.

Frequently asked questions

Do you handle estates that are still full of personal belongings like photos and documents?

Yes. We haul everything, but if you want to go through boxes first, we can schedule around that. We also set aside anything you flag as a keeper — no extra charge for that.

How do you handle donation items in Calgary?

We sort usable furniture and household goods and donate them to local organizations like the Mustard Seed or the Women's Centre. If you have a specific charity in mind, let us know and we'll deliver there.

What if the estate has an old oil tank in the basement?

We don't remove oil tanks, asbestos, or hazardous waste. Those need licensed specialists. We can recommend a few Calgary companies that handle that work, then come back once the tank is dealt with.

Can you do a same-day estate cleanout?

Sometimes, if the property is in Calgary and we have an opening. It's better to give us a few days' notice, especially for larger homes. Call us and we'll see what we can do.

Do you work with real estate agents or lawyers handling Calgary estates?

All the time. We can coordinate with the listing agent, work around showings, and provide a receipt for the cleanout. Just put us in touch with the agent and we'll handle the rest.
